What if you could build a property portfolio generating more than £8,000 a month without having to buy every property?
That is exactly the approach taken by David Hall, one of my Property Mastermind Top Performers.
David has built a portfolio of five properties, but here is the surprising part. He only owns one of them. The other four are properties he controls through lease agreements.
At the time of his presentation, David projected that his five-property portfolio would generate £8,437.22 per month, equivalent to approximately £101,000 a year.
And while those numbers are impressive, I believe the story behind them is even more powerful. Because David's journey is not simply about making money from property. It is about overcoming limitations, understanding how to leverage what you already have and creating a business that gives you both financial freedom and a greater sense of purpose.
From Struggling at School to Building a Property Business
When David was just four years old, he was diagnosed with dyslexia. He struggled with reading, writing and spelling, and attended a specialist school where there were just eight children in his class.
By Year 6, he was four years behind his peers in English, maths and science. His school report also highlighted his lack of confidence.
But David refused to allow those early challenges to define what he could achieve.
He went on to earn a degree in chemistry and become a qualified science teacher. He also established Potential Unlocked, a business dedicated to helping young people achieve their potential.
And despite the challenges he had faced with reading and writing, he became the bestselling author of two books.
I think there is an important lesson here. Your starting point does not have to determine your destination. And that applies just as much to property investing as it does to education or business.
Key takeaway: David's early challenges did not prevent him from achieving success. Your starting circumstances do not have to determine what you can achieve in property investing.
His First Property Mastermind Success
David first joined my Property Mastermind Programme during Mastermind 13.
At the time, his motivation was very personal. He and his wife were expecting their daughter, Hannah, and David wanted to create a future where his family could enjoy greater financial freedom.
He did not simply want more money. He wanted more control over his time.
During that first Property Mastermind experience, David built a portfolio of eight properties in just nine months, using a strategy called Rent to HMO.
He reported achieving £65,000 in income from that portfolio.
What Is Rent to HMO?
Rent to HMO is a strategy where an investor rents a property from a landlord, with the appropriate permissions, and then operates it as a House in Multiple Occupation.
The investor does not necessarily own the property. Instead, they earn income from the difference between what they pay the landlord and what they receive from the occupants, after operating expenses.
It is one example of how investors can benefit from property without having to purchase every building outright.
But David's journey did not stop there.
He also applied what he had learnt about creative finance and vendor finance to acquire a six-figure business without using his own money.
What I particularly like about David's approach is that he understood something many investors overlook. You do not always need more money. Sometimes you need to learn how to make better use of the resources, knowledge and relationships you already have.
Key takeaway: David built an eight-property portfolio in nine months by using Rent to HMO. Understanding how to control property, rather than simply purchase it, opened up opportunities.
The Personal Turning Point That Brought David Back
In July 2023, David's father was diagnosed with stage four cancer. Sadly, he passed away that September.
It was an incredibly difficult period for David and his family. But it also caused David to reassess what mattered most in his life.
He began thinking more seriously about how he spent his time, the legacy he wanted to create and the impact he could have on other people's lives.
During his Top Performer presentation, David shared a statement that really stayed with me:
And he is absolutely right. You can lose money and potentially earn it again. But once time has passed, you cannot get it back.
David decided to return to the property investors network community and join Property Mastermind again, this time as part of Mastermind 38.
He already understood property investing. He had already achieved results. So why come back?
Because he believed that surrounding himself with the right people, gaining accountability and applying what he had learnt could help him achieve his next goals much faster.
And that is exactly what happened.
Key takeaway: David returned to Property Mastermind because he recognised the value of accountability, the right environment and making better use of his time.
Five Properties. Only One Purchased.
During his second Property Mastermind experience, David focused on building a portfolio that combined commercial returns with his desire to provide quality accommodation and make a positive difference.
His approach involved both purchasing property and controlling properties through rent-to-rent arrangements.
Rather than concentrating entirely on buying as many properties as possible, David looked at how different strategies could help him generate income while making effective use of the resources available to him.
Let's look at some of the numbers he shared.
Property 1: £52,000 of Equity Created
One of David's deals involved buying a property using the BRRR strategy.
BRRR stands for Buy, Refurbish, Refinance and Rent. The idea is to purchase a suitable property, improve it, increase its value where possible and then refinance based on the lender's valuation and criteria.
David reported the following figures:
He also explained that he expected the money invested in the project to be returned within eight months.
Now, I want to highlight something important. David did not simply buy a property and hope its value would increase.
He identified an opportunity to add value through refurbishment and then generate ongoing income.
That is a very different approach from buying a property at full market value and relying entirely on future capital growth.
Of course, refurbishment projects come with risks, and refinancing depends on lender criteria, valuations and market conditions. But David's example demonstrates the potential benefits of identifying properties where value can be added.
Key takeaway: David used refurbishment to increase the property's value and create an income-producing asset, rather than relying solely on future house price growth.
Properties 2 and 3: Income Without Ownership
Two other properties in David's portfolio demonstrate why investors should understand strategies beyond conventional property purchases.
Both were secured through rent-to-rent arrangements, meaning David controlled the properties through lease agreements rather than owning them outright.
Property 2: £1,288 Monthly Profit Without Owning It
Another property in David's portfolio was secured through a rent-to-rent arrangement.
With rent-to-rent, you agree to lease a property from its owner and operate it under an agreed business model.
You need the correct permissions and agreements in place, and the income must comfortably cover the rent and other operating costs.
David reported that this property generated £1,288.41 in monthly net profit.
And remember, he did not own the property. He controlled it.
Property 3: Another £1,929 a Month
David also shared another rent-to-rent property that he controlled rather than owned.
This one was generating £1,929.31 per month, according to his presentation.
Together, those two leased properties were producing more than £3,200 in reported monthly income.
That is why I regularly encourage investors to explore different property strategies.
If you only ever look at properties you can afford to purchase, you could be overlooking other opportunities.
Of course, rent-to-rent is not suitable for every property or every investor. You must assess the costs, risks, legal requirements and whether the arrangement works for everyone involved.
But David's experience demonstrates why understanding different ways of controlling property can be so valuable.
Key takeaway: David generated more than £3,200 in reported monthly profit from just two leased properties. Property ownership is not the only way to build an income-producing portfolio.
The £101,000-a-Year Property Portfolio
At the time David shared his story, he had assembled a portfolio of five properties.
One was purchased. Four were leased.
His projected portfolio figures were:
| Portfolio Measure | David's Reported Figures |
|---|---|
| Total properties | 5 |
| Purchased properties | 1 |
| Leased properties | 4 |
| Projected monthly income | £8,437.22 |
| Projected annual income | Approximately £101,000 |
David also discussed another opportunity that was still being negotiated.
If that additional deal progressed as expected, he projected that his combined annual net income could rise to approximately £165,000.
However, that additional deal was not finalised at the time of his presentation, so it is important to distinguish his existing portfolio from the further income he was working towards.
What impresses me most is that David was not trying to purchase as many properties as possible.
He was concentrating on building income through the right combination of ownership, control and creative property strategies.
That is a lesson many investors could benefit from understanding.
Key takeaway: David's five-property portfolio was projected to generate approximately £101,000 a year, despite him owning just one property. His focus was on generating income, not simply accumulating property ownership.
Why David's Property Business Is About More Than Profit
One of the things that makes David's story different is his commitment to using property to make a positive impact.
Through his accommodation business, he wants to provide people with stable homes and opportunities to move forward in their lives.
He spoke about three important outcomes:
- Stability: Providing residents with a safe, comfortable place to live.
- Progression: Helping people move forward and improve their circumstances.
- Independence: Supporting people towards greater personal and economic independence.
David believes that financial success and social impact do not have to be competing goals.
And I agree.
A successful property business needs to make commercial sense. But there is no reason why it cannot also provide something valuable to the people living in its properties.
Key takeaway: David's approach demonstrates how a property business can aim to combine commercial returns with positive outcomes for residents.
Seven Lessons David Shared With Other Investors
Towards the end of his presentation, David explained seven principles that had helped transform his results.
I think they are worth sharing because they apply whether you are just starting out or already have an established portfolio.
1. Set Ambitious Goals
David explained that he achieved an income goal in six months that he had originally expected to take three years.
Having a clear goal helped him focus his efforts and take action.
2. Be Clear About Your Purpose
Understand why you are investing and what you want property to make possible in your life.
For David, his family, his time and the legacy he wanted to create were powerful motivations.
3. Build Your Personal Brand
Think about what you want to be known for and the value you bring to other people.
Building your reputation and sharing what you do can help create valuable connections and opportunities.
4. Put Yourself in the Right Environment
Surround yourself with people who challenge your thinking and encourage you to take action.
David recognised this when he decided to return to Property Mastermind for a second time.
5. Learn to Leverage What You Already Have
Your knowledge, experience, contacts and resources may be more valuable than you realise.
David's use of creative finance and rent-to-rent demonstrates how understanding different strategies can open up opportunities.
6. Turn Knowledge Into Action
Attending training and reading books will not change your financial position unless you apply what you have learnt.
I particularly agree with this point. I have met thousands of people who know a great deal about property investing. But the people who achieve results are generally those who consistently put that knowledge into practice.
7. Think Beyond Yourself
Consider the legacy you are building and the difference you want to make.
David's desire to provide stable accommodation and help others move towards independence is an important part of his motivation.
Key takeaway: Clear goals, the right environment, creative thinking and consistent action helped David achieve his results. But having a meaningful purpose gave those achievements greater significance.
What Can We Learn From David Hall's Success?
David's journey demonstrates that property investing does not have to be limited to buying properties with large deposits and mortgages.
He has used different strategies at different stages of his journey.
From building an eight-property Rent to HMO portfolio during his first Property Mastermind experience to developing a five-property portfolio combining ownership and rent-to-rent, David has continued to adapt his approach.
And he has done it while keeping sight of what matters most to him: his family, his time and the impact he wants to make.
As I said when David finished his presentation, he already knew how to invest in property when he returned to Property Mastermind.
But he recognised the value of putting himself back into an environment that would help him achieve more.
Sometimes the biggest breakthrough is not discovering a completely new strategy. It is learning how to apply what you already know at a higher level.
Key takeaway: David's results came from combining knowledge, action, creative strategies and the right support. He focused on building an income-producing business that aligned with his personal goals.

Frequently Asked Questions
How Many Properties Does David Hall Own?
At the time of his Property Mastermind Top Performer presentation, David had a portfolio of five properties. He owned one property and controlled the other four through lease agreements. This allowed him to build a portfolio combining property ownership with rent-to-rent arrangements.
How Much Income Does David Hall's Property Portfolio Generate?
David projected that his five-property portfolio would generate £8,437.22 per month, equivalent to approximately £101,000 annually. These figures were based on his presentation and should be understood as projected income rather than independently verified ongoing results.
What Is Rent-to-Rent Property Investing?
Rent-to-rent is a strategy where an investor leases a property from its owner and operates it under an agreed business model. The investor aims to generate income after paying the landlord and covering operating costs. The arrangement requires appropriate permissions, suitable agreements and careful financial assessment.
What Is the BRRR Property Strategy?
BRRR stands for Buy, Refurbish, Refinance and Rent. Investors purchase a property, carry out improvements, seek to increase its value and then refinance where appropriate. David used this approach on a property purchased for £130,000, with £30,000 spent on refurbishment and a reported end valuation of £210,000.
Can You Make Money From Property Without Buying It?
Yes, certain property strategies allow investors to generate income without owning the building. Rent-to-rent and Rent to HMO are examples. However, these arrangements still involve financial commitments, legal responsibilities and operating risks. Investors must ensure that agreements, permissions and the financial figures are suitable before proceeding.
What Is the Property Mastermind Programme?
The Property Mastermind Programme is a property investment education and mentoring programme designed to help participants develop their knowledge, build connections and take action towards their property goals. David participated in both Mastermind 13 and Mastermind 38.
Are David Hall's Property Investment Results Guaranteed?
No. David's results represent an individual case study and are not a guarantee that other investors will achieve similar outcomes. Property investing involves risks, including unexpected costs, void periods, financing challenges and changes in market conditions. Always carry out appropriate due diligence and seek professional legal, tax and financial advice.
Final Thoughts: You Cannot Refinance Time
What stands out to me most about David's story is not simply the projected £101,000 annual income or the fact that he controls five properties while owning just one.
It is the reason he wanted to achieve those results in the first place.
David started his property journey wanting to create greater financial freedom for his family. After losing his father, he developed an even stronger appreciation of the importance of time, purpose and the legacy he wanted to leave.
He recognised that building a successful property business was not simply about acquiring more buildings. It was about creating income, making better use of his knowledge and surrounding himself with people who could help him move forward.
His decision to return to Property Mastermind demonstrates something I have seen many times. Even experienced investors can benefit from accountability, fresh perspectives and the right environment.
David's experience is an individual case study, not a guarantee of similar results. Property investment involves financial and operational risks, and you should always carry out your own due diligence and obtain appropriate professional advice.
But there is one lesson from David's presentation that I think everyone should remember.
You cannot refinance time.
So make sure the property business you are building is helping you create the life you actually want to live.
Invest with Knowledge, Invest with Skill.
